1. BOOKINGS 1.1 Provisional Confirmation of Availability and
Rates
Upon receipt of a request for availability,
the applicable Condo rates and the amount of deposit required
will be confirmed. Bookings are on a 'first-come, first-served'
basis and are for a minimum of three (3) nights if not
stated else in section “Rates & Reservation”. 1.2 Exclusions & Additional Charges
Rates do not include baggage handling, gratuities, telephone, fax and telegram
charges, car rental, food, soft drinks and/or liquor, personal items and expenses,
and any excessive cleaning required upon departure (such as upholstery or rug
shampooing, etc) or replacement of breakages. Fair wear and tear accepted.
1.3 Rates
Condo rental
rates quoted by Owner are on a per night basis. Check-in
time is after 12:00 PM , with check-out by 12:00 noon on
the day of departure. Only those persons stipulated on the
guest reservation form may reside at the property as guests.
Please notify us as soon as possible of any changes. Rates
include services of Owner's representative to meet guests
at the airport in Phuket and escort them to their condo;
the cost of electricity, water, cleaning. The condo is fully
equipped with linen, crockery, utensils, and an initial supply
of soap and toiletries.
1.4 Initial Deposit
An initial deposit of 30% for bookings
in Low and High Season or 50% for bookings
in Peak Season of the Condo rental together with the completed
Guest Reservation Form must be received by Owner before a
confirmation can be issued.
2. PAYMENT
Final payment consisting of the remaining balance must be received by Owner
at least 30 days prior to guest arrival 0r 60 days
in peak season. Failure to make the final payment on a timely basis
will make reservations subject to automatic cancellation. If you have selected
items for stocking the bar and fridge you will be asked to add this cost to
your final payment.
All rates for accommodation are quoted in US Dollars if
not stated else.
3. CANCELLATIONS TO RESERVATION
If it becomes necessary to cancel all or any part of the booking, Owner must
be notified in writing (email acceptable). The cancellation will take effect
from the day the written confirmation is received. The following cancellation
charges will be payable and any refunds will exclude bank charges and other
expenses related to the transaction: More than 30 days before arrival date:
25% of full price will be non-refundable.
30 days to 16 days before commencement date
of the contract:
50% of the full price becomes non refundable. Less than 15 days before commencement date of the contract: 100%
of the full price becomes non refundable.
Note: Deposits will be reinstated if a
new rental period is secured within three months of original
letting date.
4. CHANGE OF RESERVATION BY OWNER
If the condominium becomes unfit for habitation
and no equivalent replacement property can be obtained before
Renter/Guest arrival the Owner reserves the right to cancel
the agreement and will refund 100% of the funds received
.
5. REGISTERED GUESTS
The number of people staying at the property must
not exceed the maximum capacity indicated by Renter in the
Guest Reservation form or unless specifically authorized.
6. INSURANCE
We recommend that the entire party is covered by comprehensive travel insurance
(including cancellation, flight delays, loss and damage to baggage and other
property) and health insurance (including evacuation and repatriation coverage).
7. RELEASE OF LIABILITY
By
accepting this agreement Renter acts for and on behalf of
any member of the party (Guests) for the period of the rental.
Renter and Guests personally assume all risks whilst staying/using
the premises and facilities, whether foreseen or unforeseen.
Renter further releases, exempts and holds harmless Owner from
any claim or lawsuit by Renter or Guests, Renter's or Guest's
family, estate, heirs, or assigns arising of this agreement
to rent the premises.
8. CONDUCT & BEHAVIOUR
The
person signing the contract is responsible for the correct
and appropriate behavior of the guests staying at the Condo.
9. STAFF AT THE CONDO
The services of some staff are included at the condo. Additional services such
as those of Sunday maid service and driver etc can usually be arranged .
Please give ample notice as soon as possible, especially at peak holiday
seasons and we shall try to assist. The rates for these services will be
provided in advance and shall be paid by you as incurred.
10. RIGHT OF ACCE SS
Owner, their representatives or their sub-contractors have the right
of access to the condo at any time with due regard to the convenience of the
Renter for the purpose of linen changes, inspection of the property and to carry
out any essential or routine repair or maintenance work.
11. LINEN & TOWELS & LAUNDRY
Linen and towels are included in condo. Towels are changed every second day,
bed linen change every fourth days. If you require more frequent changes there
may be extra charges. There's laundry machine available in the condo for your
personal use. Outside services are also available for a small service charge
and must be paid at the time incurred.
12. VALUABLES
Any valuables left at the property are left at one's own risk. Neither owner
nor the staffs are responsible for their loss or damage. |
